The purpose of this new role is to assist with providing an efficient and effective maintenance service to tenants; carrying out pre-inspections and post-inspections of repairs and dealing with tenants’ enquiries about responsive repairs to ensure high service levels and minimise complaints.
You will assist with the checking of estimates and invoices, and the monitoring of the quality of work carried out by approved contractors to ensure that the contractor is working to quality standards and is providing value for money. You must also carry out pre and post inspections of void properties and help prepare schedules of necessary works to ensure that the correct work is done to the required standard. In the short term, the post holder would be trained to undertake Energy Performance Certificates (EPC) and other property survey work, in order to support these areas. Longer term, it is envisaged that you will undertake formal qualifications (if you do not already hold any), and will gain the full range of technical experience that the Association (and its contractors) is able to offer.
Although this is a Training role, you will be expected to have some knowledge and understanding of appropriate quality standards in maintenance work, contractual and health and safety law in relation to building maintenance work and a demonstrable knowledge of housing construction, building maintenance, and diagnostic skills. The role would be suitable for someone without relevant qualifications or alternatively without experience. However, attitude is as important as qualifications or experience and you will need to be positive, confident and willing to learn.
You must have a good standard of numeracy and literacy and be relied upon to make practical decisions and act responsibly. Although not essential a HNC Building or similar level of appropriate technical qualification or experience of working in a Building Surveying Role will stand you in good stead.
